Preliminary and Final Design
The structure, which currently consists of two floors plus a basement, offers 16 rooms on the first floor (32 beds); the other spaces are used for offices and services. The layout of the structure, with its critical issues related to the fragmentation of functions, requires an interpretation that allows for the best usability and organisation of the spaces. The project focused on identifying the necessary rooms on a single level, the first floor, to reach a total of 40 beds. This allows us, in accordance with the best possible economy and appropriate design choices, to work in terms of optimal accessibility and use, giving an organic interpretation to the entire complex: it goes without saying that the rooms on the ground floor, from the kitchen to the gym to the offices and all the other spaces, acquire relevance and better functional interpretation. From a construction point of view, the building was already structurally flawed when it was built, and every new addition or improvement made over the years has done little to remedy this. Consider the limited use of the rooms on the ground floor due to their low ceilings. Or the connections between floors, which are as necessary as they are systematically “inconvenient”. For this reason, the design idea set itself the goal of working within the existing structure, rationalising it and limiting its critical issues. The result is a substantial division into four macro areas (see attachment), between bedrooms and common areas, all on the first floor. From a construction point of view, this also allows us to tackle the project in stages, if necessary, thereby spreading the cost.
